Your Own Remodeling Estimate

Before you start that long-anticipated remodeling project, you need to take a close look at what the final costs will actually be.  You may be surprised at the amount of money you may have to spend to get the perfect result.  On the other hand, it may be to your advantage to compare prices to get the best deal in town!  The pricing structure you look at may mean the success or failure of your remodeling project.  You need to have a general idea of what it is going to cost you before even starting out on the project.  You may need to alter your plans somewhat if the costs don’t fit into your remodeling budget.  It will take some time to do the necessary research but it really isn’t difficult to do.  It is important that you know what it will cost to remodel your current home or to fix up a house for resale.

You will need to use your planning skills to estimate the final costs of remodeling.  You should have a cushion of extra funds in the event that something changes along the way.  “Be Prepared” should be your motto when you start your project!   The first thing you’ll want to do is to take a close look at what you’re working with.  Walk through your home and keep track of what can be repaired and what needs to be replaced.  The list may be extensive but can be altered as time goes by.  When you are compiling your list, write down the most important things first.

As you are doing your “walk-through”, there are some basic things that you should look for before you start your remodeling project.  Will you need to paint discolored walls or fill in unsightly holes?   Are the lighter fixtures wired correctly and are they presentable?  What about the flooring?   Is the linoleum and tile in good condition and do the carpets show any wear?  Are the light switches and outlets safe?  Are counter tops and cabinets scratch-free and in good condition?  Do the windows fit well for easy opening and closing?  Is there any condensation on the window panes?  Do the doors work and lock properly?  Is the drywall and insulation sound throughout the home?

These are just a few things that you should look at when writing out your list of repairs and replacements.  Your remodeling estimate will include the things that you have listed as the most important.  Your “funds cushion” can be used for unexpected costs and/or improvements to the least important things on your list.  As you’re writing out your list, be sure to include how much of everything you will need to finish the job.  Then, you will be able to get a ball-park figure regarding the cost of your final project.
